Stifel Nicolaus Canada Inc. (formerly Thomas Weisel Partners Group, Inc.) is a large investment bank and brokerage firm serving clients across the globe, with offices across the U.S. as well as London, England, Calgary and Toronto.

This relocation represented our third project with them. Our role as construction manager had certain obligations that needed attention prior to the implementation of the project. Meetings were undertaken to review drawings and coordinate with the Landlord’s leasing agent, prime consultants and interface with base building mechanical and electrical engineers. This review process helped us to optimize the project’s construction methodology, architectural detailing, materials, construction and timelines.

High end finishes throughout the floorplate equated to long lead times. We were able to pre order product to ensure project was delivered on time. Feature millwork throughout the space was designed around an extensive lighting design. In addition specialty lighting was added to enhance the extensive art collection showcased throughout the office.

Timelines were aggressive and shift work was required to meet the milestone dates.

PROJECT CHALLENGES

  1. Coordinating the considerable number of long lead times for the many high end products and finishes
  2. Coordinating the installation of various materials within a raised access flooring environment
  3. Ensuring adequate structural load and supports for an audio visual wall spanning 18 ft. in length
  4. Installation of a fire suppression system in the LAN room
  5. Managing the office construction following the required completion of the LAN room - operational 4 weeks prior to occupancy

OUTCOME

Flat Iron was able to mitigate both the risks and challenges. We turned over the space to the client on time and within budget. All stakeholders were very pleased.
