The Ministry of Education is responsible for Ontario government policy, funding, curriculum planning and direction in all levels of public education, including elementary and secondary schools. It is also responsible for public and separate school boards across the province, but are not involved in the day to day operations.

Under this contract, Flat Iron carried out leasehold improvements over two floors and was completed over two phases, totaling 22,000 SF. Our scope of work included demolition of existing leaseholds, new drywall partitions, ceiling, doors and frames, offices with PC350 glass fronts, millwork, glazing, carpet and painting. Modifications we also made to HVAC, sprinklers, electrical and communications.

The 13th floor was fit-out under a Type II asbestos condition. This scope included the erection of Type II enclosure and extensive base building coordination.

PROJECT CHALLENGES

  1. Working in a Type II asbestos environment
  2. Power issues resulting in the shutdown of Queen’s Park for almost one week
  3. Elevator breakdowns for one week

OUTCOME

Project success was contingent on maintaining clear and concise lines of communication between the project team and the landlord. High density storage was required on both floors, resulting in the need to engage a structural engineer to survey the floor density. The various unforeseen delays affected the schedule however the client’s move in date was still met as we expedited work through evenings and weekends.
