ARI Inc. is the world’s largest privately held family-owned fleet management company. They currently manage more than 1.3 million vehicles for 2,600 clients in the United States, Canada, Mexico, United Kingdom, and Europe. Our construction management mandate was to provide a complete demolition and fit-out of the ARI Inc. Head Office over 3 floors - all within an occupied space. This project is seeking LEED® CI Silver certification.

The premises is largely open plan in character, with 75% open space and 25% closed space for offices, meeting room, support areas and amenities. All offices and meeting rooms have full height glass fronts. Staff lunch room with servery area provides a natural central hub and there’s a refreshment center/coffee bar on each floor. Elevator lobbies were upgraded incorporating industrial, and contemporary design elements.

PROJECT CHALLENGES

  1. Managing project sequencing throughout the construction schedule, in their existing premesis, as ARI required operations to be ‘business as usual’
  2. Given industrial ‘design intent’, construction practices had to be implemented to adhere to OBC, such as sprinkler & smoke seals, constructed and installed to separate open ceiling & more traditional office t-bar ceiling.
  3. Concrete slab was both a substrate as well as finished surface throughout common areas of the office. As a result, existing site conditions needed to be taken into consideration during installation of PC350 office fronts, vinyl flooring and carpet.

OUTCOME

Project success was contingent on maintaining clear and concise lines of communication between all project team members, the landlord and ARI’s internal project champion. With significant project changes, utilizing our cloud based construction management software tool ensured all project stakeholders were kept up to date. A swing space within the building allowed for employees to be temporarily relocated while we constructed a floor, and then moved into their new office location once that floor was completed. Employees now enjoy a branded environment, are more productive in a range of spaces that allow for both collaboration and quiet work, and experience layouts that ensure all have access to natural light.
