Acklands-Grainger Inc.

Acklands-Grainger Inc. (AGI) is Canada’s largest distributor of industrial, safety and fastener products. With 172 branches across Canada, 6 distribution centres and more than 2,200 dedicated team members, they offer customers the convenience of a single source solution, with a selection of more than 300,000 distinct in-stock industrial, safety and fastener products.

The premises is largely open plan in character, with 70% open space and 30% closed space for offices, meeting room, support areas and amenities. All offices and meeting rooms have full height glass fronts. Staff lunch room with servery area provides a natural central hub and there’s a refreshment center/coffee bar on each floor. Elevator lobbies were upgraded incorporating industrial design elements.

Our construction management mandate was to provide a complete demolition and fit-out of the Acklands-Grainger Inc. Canadian Head Office over 3 floors. This project is currently seeking LEED® CI certification.

  1. Managing project sequencing as well as material separation during demolition throughout the aggressive construction schedule, as LEED® CI certification is being pursued.
  2. Given industrial ‘design intent’, construction practices had to be implemented to adhere to OBC, such as sprinkler & smoke seals, constructed and installed to separate open ceiling & more traditional office t-bar ceiling.
  3. Concrete slab was both a substrate as well as finished surface throughout common areas of the office. As a result, existing site conditions needed to be taken into consideration during installation of PC350 office fronts, vinyl flooring and carpet.


Project success was contingent on maintaining clear and concise lines of communication between all project team members, the landlord and AGI’s internal project champion. With significant project changes, utilizing our cloud based construction management software tool ensured all project stakeholders were kept up to date. With an already aggressive schedule it allowed for Flat Iron’s philosophy of “Communicate First. Construct Second” to be exercised daily which ensured the occupancy date was met.
